Renting in 3 Easy Steps!
Tour the Condo: Whether you are touring in person, via our virtual tour through our video or pics and website descriptions... the first thing to do is to see the condo.
Fill Out your Paperwork: Fill out the application and background check. There is a $38 credit/background check that you would pay online directly to eRentPayment.com, we will email you a personalized link for both. This is a soft inquiry and does not affect your credit score. To receive the credit/background link please provide us with your email address. This eRentPayment System is how you would also pay your rent each month. It is a free electronic payment for you with which you register your bank account. This program allows you to elect to report to the credit bureaus, so your rent payment can contribute to your credit rating!
Pay Your Earnest Deposit: At Any Point in the process, pay your earnest deposit of $500 (that applies towards the fully refundable deposit (One month’s rent) at the time of move-in) is paid, then we hold the condo exclusively for you for a short time period. We pull the advertising, cancel any remaining tours and mark the condo as no longer available on our website, then hold the condo just for you. Due to the high demand of some of our condos, we have determined the fairest way to determine which qualified applicant gets the condo, is by who pays their earnest deposit first. If for any reason, we decline your application, your entire earnest deposit is quickly returned to you. Otherwise, the $500 earnest deposit is applied towards your fully refundable deposit (one month’s rent) at the time of your move in.
Then What? Once your application and credit/background check have been submitted, the next step would be your application review for approval. Once approved, we provide a copy of the lease for you to sign and return. We would also collect a copy of the front/back of your ID, proof of utilities being place in your name (if applicable), Proof of Renter’s insurance and collect your completed tenant registration for the HOA to complete your paperwork. Then once the balance of your move-in costs (deposit, rent and a cleaning fee ($200/1bedroom $250 with pets or $300/2bedroom $350 with pets)) are paid, we provide you with the keys to your new home on your scheduled move-in day!
